What we will
need to know:
When you apply
at GIA Mortgage loan , we will need to know where you've lived and worked
for the past 2 years, as well as your current income and asset information.
We will also need to obtain information on the annual taxes collected
for your property and your homeowner's insurance premium. It is possible
to get you an approval based upon just that information. Once we have
your loan approved, we'll give you a list of exactly what documents
the bank will require to verify the information. Many situations require
different amounts of paperwork. In some situations, we will require
nothing from you other than a signed application. In others, we'll require
pay stubs, W-2's, and asset verification.
A loan application
can be done over the phone in about 15 minutes with a knowledgeable
mortgage specialist. We gather all of the appropriate information, review
it, bring it to an mortgage underwriter and we'll give you a call back
within 24 hours with either your loan status or an outright approval,
often responding to you within the same day. At that time, with no obligation
to you, an appraisal will be ordered to verify the value of your home.
Nothing is paid to us; you pay for the appraisal when the appraiser
comes to your home. Even before the appraiser arrives, the application
we filled out with you will be mailed to your home. You sign it and
return it to our office in the self-addressed stamped envelope we provide.
Once we receive the appraisal, we'll call you with the value of your
home. We then package the appraisal and your application together and
submit it for underwriting. Next, we will give you a call to set up
a loan closing date, and if any other documents are needed we'll let
you know that as well. Our goal is to get the process done as quickly
as possible will as little effort on your part as is needed. We want
